A co-signer is a person that can guarantee that the rent will be paid by them if the tenant does not, or cannot pay. The co-signer does not usually live on the property and is not the tenant. A co-applicant is an additional person who can live in the rental unit. They have equal rights as any other tenant and are equally liable for the rent and all other obligations with respect to the tenancy.
